Like any community, our group includes people with a variety of tastes, opinions, needs and resources and we like to think we accommodate them all. Our aim is to balance the wishes of each individual resident in line with the common good and within the requirements of prudent, efficient and cost-effective management. Marine Gate is not just a luxury home, it is more a very comfortable and desirable way of life.
Marine Gate Holdings Ltd, (the Lessor Company, or Landlord of all), has a clear responsibility to ensure that as far as possible, the tone and status of Marine Gate is maintained, and that all Residents can enjoy the quiet comfort of living in their respective flats.
Most people believe that they are meeting their obligations if they conduct themselves according to the dictates of common sense, and with some consideration for their neighbours. Generally speaking they are right, however attitudes can change, and not always to everyone’s satisfaction. Few Leaseholders or other Residents remember the entire contents of their leases, or the Covenants they have entered into, however, all should remember that they are legally bound to comply with the terms of their Leases with Marine Gate, and also their sub-lease if renting.
Schedule 4 (Regulations) of the Marine Gate Lease is the clause that ensures that all Residents at Marine Gate are able to continue to enjoy their time in residence. The clause also stipulates that the Landlord has the authority to make new Regulations to meet new needs. This document has therefore been based upon Schedule 4 for general guidance.
